A plain rinse just knocks the surface off and it grows right back, often worse. Most roofs here want a cleaning roughly every 2 years — sooner under heavy tree cover, where the shade keeps the growth fed. A lot of HOAs require it on a schedule; we'll have it looking like new and get the HOA off your back.
