Two ways to do it — traditional pressure cleaning, our craft since 1995, and soft wash for the roofs that call for it. Either way, the black streaks and algae get knocked out at the root — so they take far longer to come back — and your tile and shingle stay safe.

Our craft since 1995 — and most of the roofs we clean. The skill isn't blasting; it's the right amount of pressure paired with a roughly 80/20 water-to-solution mix that kills the algae and bacteria at the root and washes the buildup away. Done with a trained hand, it leaves tile spotless and unharmed — and a good fit for homes with more delicate landscaping close to the house.
The newer method we've run for about a decade. Lower pressure, more cleaning solution — faster on some jobs, and the right call for more delicate roofs like asphalt shingle and delicate Venezuelan (V-shape) tile. The gentler pressure is also easier on homes with gutters close to the house.
Flat tile we can clean either way, but we recommend a traditional wash for it. Shingle and delicate Venezuelan (V-shape) tile we can clean either way too, but the vast majority of the time we recommend a soft wash — they're more delicate. Barrel tile can go either way, depending on its size and age. We don't service metal roofs. We make the call before we set up and tell you which yours needs.
The dark streaks running down South Florida roofs are Gloeocapsa magma — a hardy algae that feeds on the limestone in your tile and shingle and thrives in our humidity. A plain rinse just knocks the surface off and it grows right back, often worse. Our cleaning — whether we pressure clean with the 80/20 solution or soft wash — kills it at the root, so it takes far longer to come back, instead of a surface rinse that regrows in months.
Most roofs here want a cleaning roughly every 2 years — sooner under heavy tree cover, where the shade keeps the growth fed. A lot of HOAs require it on a schedule; we'll have it looking like new and get the HOA off your back.
